  Cost: $400–$800 typical (buyer pays)
  How: Buyer hires after offer accepted
• Appraiser
  Purpose: Confirm value for lender (required for financed purchases)
  Cost: $500–$800 typical (buyer pays)
  How: Ordered by lender after contract
• Comparative Market Analysis (CMA)
  Purpose: Seller gets realistic value estimate before starting auction
  Cost: Free–$300 (some agents offer free; paid if you want formal one)
  How: We offer a free basic AI-assisted CMA using public data (Zillow/Redfin comps) — not a formal appraisal. Contact us for one. Or we can refer you to a local agent/appraiser for a detailed CMA.

Free Platform Guidance (AI + Human)

• Until transaction closes: unlimited email/text support from us on platform process questions only
• AI assistance: help writing listing descriptions, social posts, answering “how does this step work?”
• Limits: No legal, tax, valuation, or contract advice — always consult your chosen professionals
